Yes, we do. The most common hidden damage when replacing a roof is rotted wood decking. A very large percentage of roofs we replace have hidden water rot from smaller lingering leaks. Most often, leaking that is so small it never comes into the home itself, but just saturates the decking over time. This is why tearing a roof all the way to the decking is so important because if you leave the felt paper on the roof you will never be able to tell if there is bad decking needing to be replaced

Not always. If we are needing to perform repairs on a concrete tile roof that is no longer made, we will try to source matching tiles from tile bone yards which as places that salvage old tiles, especially those that are discontinued. Most tile manufacturers do change the production modls and sizing on tiles every decade or 2 so the older a tile is the higher likelihood of it being discontinued.

Yes, we can repair both types of tile setting. Foam is a newer method for adhering tiles to roofs and is very high quality but also more expenses than mortar base. We are proficient in all types of tile roof repairs no matter the installation style.

We can complete many tile roof repairs in less than a day but there are more complex repairs such as detach and resetting for underlayment replacement, that can take weeks. Likewise, full tile roof replacements are almost always 2+ week projects no matter the size of the roof.

We try our best to match tile colors but this is not always possible. There are lots of tile salvage yards where we can procure specific older tiles when needed for repairs but there is never a guarantee of a perfect match especially on older roofs. On newer roofs (less than 15 years old) we can almost always match is just fine

Yes, broken ridge caps are a common repair on tile roofs. On tile roofs, ridge cap tiles are installed on ridges, hips, and usually rakes as well. Rakes are the edge of a roof that water does not run off of - whereas eaves are the edge of the roof where water runs off. Ridge cap tiles are susceptible to damage from wind and hail a bit more than the field tiles and thus are a common repair.

Hail damage to a roof is not always immediately visiible and almost never visible from the ground. When hail hits your roof it crates fractures in the matting of the shingle and weakens the physical structure of the shingle. New studies actually show that a roof that has been hit multiple times by smaller sub 1" hail will have more overall damage than a roof hit once by larger hail. This can make it tricky because insurance adjusters are almost always looking for extremely obvious hail hits that look like black bruises on the shingles but most of the time, hail can take years to really show up and cause issues. If you feel that your roof has hail damage it is very important to have a qualified roofing company provide a thorough inspection, often including a microscope to look for tiny fractures that will grow overtime.

When it comes to shingle roof repairs, the primary issues with extreme heat are the sealant bonds on the shingles being hard to severe. For example, on newer shingles like GAF Timberline, the sealant bond is so strong, that when extra heat is baking it down, it may not even be possible to break to bond for roof repairs at all without damaging the shingles. This however is not common and overall the vast majoroty of repairs can be completed in hot weather. We also take extra precautions for our roofer's safety during extreme heat. We make sure everyone has good sun protection and is properly hydrated.

Not always. This just depends on your specific sitiuation. If you have hail damage on your roof and it is not leaking there likely is no harm in waiting until the fall or winter to address the repairs or replacement. However, you do not want to delay filing any applicable insurance claim for these damages. Insurance is changing any many companies now require very strict prompt filing of claims withing months of a specific date of loss. So while you can usually wait to complete repairs untl after the storm season you never should delay filing your insurance claim if you need to file one because the risk of being denied due to not meeting your policy requirements is very real and unfortunate.

Yes, we offer various level of roof preparation or roof tune-ups. There is not really a way to "hail proof" or "wind proof" a roof before severe weather but we can find areas of weakness and prepapre them such as caullking pipe jacks, replacing faulty vents, replacing rusted flashings, etc.

As soon as possible. If a severe storm hits your home you should call a roofing company immediately. There really is no reason to wait and if you do wait too long and then your roo starts to leak, you might have issues getting coverage for the interior repairs since you did not actually quickly to mitigate further damages. The maximum hail impact classification is Class 4 UL2218 rating which is done by dropping 2" dimater steel balls onto roofing products. Many products can withstand bigger than 2" hail but there is no true classification for full hail resistance - after all, in Texas we have a few storms each year that drop 4-6" hail and nothing will withstand that size. However, in general, tile roofs are fairly hail resistant compared to shingles and concrete tiles are definitely harded to break than clay tiles. Some older spanish tiles like sandcast clay are not hail resistant at all and will get severely damaged by hail.

Texas storms with large hail or damaging winds can damage or break tiles. Clay tiles are more susecptible to hail damage and usually can be individually replaced after a storm if needed. However, if the hail is big enough and dense enough, it can lead to a full roof replacement being needed. The most important part of inspecting a tile roof after a storm is to make sure the underlayment is in good condition. If you lose some tiles to wind or hail and the underlayment gets soaked through, you may have larger issues.

Tile roofs are generally not the right product for climates that have consistent freezing temperatures. This is why you mostly find tile roofs in hot or humid clients where they are not exposes to the freeze/thaw cycle very often and do not accumulate snow or ice on them for too long. Over time, too much freezing can crack tiles and this is why you just don't see tile roofs in the northern cold climates.

Over many decades sun exposure will fade the color of any roofing product including tile. However, it is very minimal on tile when comparing to a vibrantly colored asphalt roof. The color on tile roofs is baked into the product itself as opposed to being separare colored granules like on shingles, thus the color is much more resistant to sun exposure. There are tile roofs all across the world that have maintained their colors for generations and clay tile roofs will hold their color longer than concrete tile.

Yes. Damage to tile roofs is inherently different than damage to shingle roofs - whether from tornadoes, hail, or wind. A tornado will rip the tiles off a roof as well as break many tiles with debris in the tornado winds. If a tile roof is installed with anchor screws as well as foam it will have a better chance of withstanding tornado winds but if a tornado crosses right over a tile roof it will very likely cause significant damage.

In theory, high humidity could lead to algae or moss growth on tile roof, but these days many newer tiles have algae resistance warranties. Yes. Tile roofs do have class A fire ratings and are great roofs to have in fire prone areas like brushland or the Texas hill country. It is very hard for a tile roof to actually catch on fire and when a home with a tile roof is on fire it can be easier for firefighters to create holes in the roof to help exhaust smoke and heat than with metal roofs.

From a hail perspective, a concrete tile roof will hold up to hail better than any asphalt shingle. The maximum hail rating for any roof product is class 4 for 2" hail, but concrete tile roofs can usually stand up to hail bigger than that. When it comes to wind, a properly installed shingle roof such as GAF Timberline HDZ will actually have an unlimited wind speed warranty so some shingle products will have higher wind coverage than tile. However, tile roofs installed with foam and fasteners are very wind strong and can last through hurricanes.

Clay tile roofs are more expensive than concrete tile roofs. If you are replacing your tile roof as part of insurance claim your out of pocket cost should not change based on the type of tile you have, assuming you have replacement cost value coverage for the roof. Your out of pocket will be your deductible in almost all cases and your insurance would pay the higher cost of the clay vs concrete if needed. If you wanted to upgrade from concrete to clay that would be an additional upgrade cot to discuss with your project manager

Yes, every tile roof repair will have a different level of warranty based on the circumstances. Any repair based warranty is simply warranting that the repair we performed was done properly, it does not apply a warranty to the entire roof. Please talk directly with your repair technician for your specific potential warranty.

Yes. Repairing any roof will increase property value! A leaking or poorly maintaned roof can be considered a liability so having a well functioning and fully updated tile roof absolutely will increase a property's value. It is very common for there to be small active leaks at places like nail holes or flashings where the leak is so minimal that the water never actually enters the home, it just saturates the decking. You would notice this only if you are in your attic with a flashlight looking at the underside of your decking. Most often we find these leaks during roof replacements and a surprising amount of homes have them. We replace rotted decking on well over half of all roofs we replace. In terms of interior home leaks, they are only hidden if you are not looking at your walls or ceilings. Water always finds a way down so just be proactive about checking your ceilings every once and awhile especially after wind storms.

If you have a leak you really do need to address it right away. This does not necessarly mean you need a large repair or replacement but you should at minimum tarp the leaking area and prevent further water intrustion into your home.

There is no harm in having a trusted roofing contractor inspect your roof once a year. This is a good way to not just check for storm damages but also keep an eye on plumbing pipe jacks, ventilation, flashings, and other roof items that may need maintenance before the actual roof needs to be replaced. For example, most roofing shingles will last 30+ years, but the caulking around the plumbing pipe jacks usually will only last 5-8 years, and needs to be serviced to keep water out.

Yes, clogged gutters can lead to leaking through the fascia and soffits of the home. They can lead to interior celing leaks at the eaves of a homes if they go unchecked for too long but generally you are going to see these leaks manifsting themselves in the soffitts, fascia and trim. If the gutters clogged out then water can rush back behind the gutters or drip edge and rot the wood. This is often not discovered for years until a much bigger problem shows up.

Yes, tree limbs are a very common cause of roof damage! Tree limbs can cause damage by scraping against roofing shingles in high winds and it is important to always make sure your trees are trimmed away from the roof so this does not happen. If tree limbs fall onto roof lines they can also cause structural damage by fracturing the decking or even support beams or rafters if they are heavy enough. In rare cases, tree limbs that are high up and heavy, like old Oak trees, can drop such large limbs onto homes that they cause catastrophic losses to large portions of homes with limbs crashing all the way through the roof to the interior floor.
