Introduction

This was a rescue job. The homeowner in Flower Mound already had an approved State Farm roof claim – the carrier had inspected, the scope was bought, and the check was in hand. The problem was the contractor.

The original roofer went non-responsive partway through the claim, leaving the homeowner with an approved insurance file, an open claim clock, and no one on the ground to actually install the roof. He started searching Google for a replacement contractor who could step in mid-stream and get a roof on the house fast. He found Presidio.

We took the handoff, re-measured, validated the approved scope, and rather than install the bare carrier allowance we walked him through the GAF Armorshield II Class 4 upgrade with the Golden Pledge warranty. He opted in. We moved fast. The project went from first call to fully installed in about nineteen calendar days on a 45-square home – Golden Pledge registered directly with GAF, State Farm claim fully closed out.

Work Scope

Full tear off down to the decking on roughly 45.89 squares – 44.93 squares of steep slope plus a 0.96-square low slope section. Scope included underlayment, drip edge, flashing, pipe boots, and accessories per the GAF Golden Pledge System Plus spec, followed by the Armorshield II Class 4 shingle install.

The Golden Pledge isn’t a warranty you can install your way into with a generic system. Every component that touches the roof has to be GAF-branded and installed to GAF’s published specification, or the warranty doesn’t register. That means GAF starter course, GAF StormGuard or WeatherWatch leak barrier at valleys and penetrations, GAF Feltbuster synthetic underlayment, GAF Seal-A-Ridge at hips and ridges, and Armorshield II as the field shingle.

Scope also covered approximately 86 LF of ridges, 235 LF of hips, 170 LF of valleys, and 290 LF of eaves. This is a cut-up roof with a lot of detail, not a simple gable. The full claim and install were documented through 156 photos and 16 supporting documents, from the GAF QuickMeasure order through final warranty registration and State Farm closeout.

Challenge 1: Picking Up a Live Insurance Claim From a Non-Responsive Previous Contractor

When a roofer accepts an insurance claim and then goes dark on the homeowner, they don’t just have a scheduling problem. They have a claim problem. The carrier has already opened the file, scoped the loss, issued the ACV check, and started the clock on the depreciation holdback. That ACV check may have already been endorsed to the prior contractor. The approved scope and line items live in the carrier’s system under whatever measurements the prior contractor submitted. There’s often an assignment of benefits in place, and there’s almost always confusion over who owns what the moment a second contractor walks in.

On top of that, the homeowner has been burned once. He’s skeptical that a Google-search replacement is going to be any different. Most roofers don’t want to touch a handoff like this – the paperwork is messy and the margin upside is thin compared to writing a fresh claim from scratch. The homeowner doesn’t care about any of that. He just needs a roof and a contractor who will actually show up.

The Solution: Re-Measure, Validate the Approved Scope, and Quarterback the Claim Handoff Cleanly

First move was a fresh measurement with GAF QuickMeasure and a full exterior inspection against the State Farm approved scope. That gave us a clean independent takeoff to validate what the carrier had bought and surface anything the prior contractor had miscounted.

From there we worked the paperwork – confirmed claim status with State Farm, sorted out the contractor situation on the prior assignment so the homeowner was clear to sign with us, and made sure the approved scope, deductible, and depreciation holdback all still tracked. Communication with the homeowner was the other half of it. He’d been ghosted once, so we set a hard expectation that he’d hear from us at every step – and we stuck to it. Thirty communications on file from lead through closeout. By the end of the first week he’d signed the contract, the claim was clean on our side, and we had a material order placed.

Challenge 2: Delivering a Golden Pledge Install Most Roofers Cannot Legitimately Offer

GAF Golden Pledge is the top warranty in the residential asphalt shingle world – 50 years non-prorated on materials, 25 years on workmanship, and unlike a standard manufacturer warranty, GAF itself backs the workmanship coverage rather than leaving it on the installing contractor. Because of that, GAF gates access tightly. A contractor has to carry Master Elite certification – roughly the top two to three percent of roofers in North America – install to the published GAF System Plus spec using all GAF-branded components, and document the install through photos submitted to GAF before the warranty registers.

Any deviation kills it. A non-GAF underlayment, a non-GAF starter, a missing leak barrier at a valley, a hip-and-ridge cap from a different brand – the warranty doesn’t ship. Most retail roofers in this market can’t legitimately offer a Golden Pledge. They either don’t carry the Master Elite credential or don’t run crews disciplined enough to stay on spec job after job.

A ‘Golden Pledge’ promised in a sales meeting that never registers with GAF is worse than no warranty at all – the homeowner thinks they have coverage until the day they try to use it. Layering that warranty onto a carrier-approved claim also means stepping the homeowner up from the builder-grade shingle a lot of carriers default to. That upgrade conversation has to be clear, fair, and opt-in. Not a surprise add-on.

The Solution: Honest Upgrade Conversation Plus a Master Elite Crew on the GAF System Plus Spec

We laid it out straight for the homeowner. The carrier allowance would put a basic architectural shingle on his roof with a prorated installer warranty. For a defined upgrade amount, he could have a Class 4 impact-rated Armorshield II shingle instead – backed by the Golden Pledge and eligible for a Class 4 insurance discount from State Farm going forward. No pressure. Just the numbers. He chose to upgrade.

From there, the install was the install. We carry the GAF Master Elite certification and we train our crews on the System Plus spec until it’s reflex. Every component that touched the roof was GAF-branded – GAF Feltbuster synthetic underlayment in the field, GAF StormGuard leak barrier at valleys and penetrations, GAF starter course along all eaves and rakes, GAF Seal-A-Ridge at hips and ridges, and GAF Armorshield II Class 4 as the field shingle. Every layer was photographed in place during the install, and the 156-photo set went into the GAF Rewards portal for warranty registration. The Golden Pledge registered cleanly with GAF. The homeowner now has the warranty certificate in his file – not a promise from the installing contractor.

When a homeowner has already been sitting on an approved claim and watched a previous contractor go silent, ‘we will put you on the schedule in four to five weeks’ is not an answer. The original reason the roof needed replacing hasn’t gone away – the existing roof is still compromised.

Getting a 45-square residential replacement from first contact to installed and closed out fast isn’t the default pace of the industry, especially on a claim handoff that has to be paperwork-cleaned before a material order can even go out. The default is more like five to seven weeks – the contractor has to validate scope, re-order measurements, get the homeowner under contract, order materials, slot a crew, and wait on weather.

The Solution: Measurements Same Day, Signed Inside a Week, Crew On the Roof Inside Two

GAF QuickMeasure shipped the measurement report in about fifty-five minutes during the sales visit. We were building the claim scope against a finalized independent measurement from day one – no waiting on a provider turnaround. Paperwork to clear the handoff and get the homeowner under contract closed inside the first week. Material order went to the supplier the same day the contract was signed. The install crew was on the calendar for the week after.

Full tear-off, deck inspection, underlayment, leak barrier, shingle install, ridge caps, and cleanup wrapped across two working days on site.
